Step 1
Rental valuation
Find out how much rent you could receive with our free property valuation. We have several options for your convenience. Choose from instant, socially distanced or a home visit valuation. We will happily explain the differences between the three options to enable you to decide which will suit you best.
Step 2
Deciding on marketing
We will work together to create a marketing plan that will make your property stand out. We will coordinate floor plans, property particulars, virtual tour, photography carried out by a local professional; and more.
Step 3
Post your property
Once it’s all ready, we’ll post your property on the major property portals such as Rightmove, Zoopla, PrimeLocation and OnTheMarket. In addition, your property will also be posted on our social media platforms.
Step 4
Compliance checks
We will ensure your property is compliant for letting as we go through the process. Our experience allows us to provide reliable advice and guidance. This includes gas safety checks, electrical installation condition reports (EICR) and much more.
Step 5
Checks and viewings
Before prospective tenants view your property we will do a soft credit check to ensure they financially qualify. Then viewings of the property can go ahead, either virtually or in person.
Step 6
Tenancy applications
Interested tenants will fill out an application form and we will thoroughly check references and the tenant’s right to rent. All necessary documents will be gathered.
Step 7
Agreeing a let
Agree a let and contracts will be drawn up. Both parties will be required to sign the tenancy agreement. The deposit will be registered and paid into a government approved tenancy deposit scheme.
Step 8
Handover of keys
We will arrange a mutually convenient time to hand keys to your tenant and sign the inventory. Time to sit back, your property is let!
