Do you still need to depersonalise your house before selling?

You've decided to move. So, before you arrange a valuation, should you pack up all your personal items, hide family photos and paint the whole house white? Read this article to find out how you can prepare your home for sale to maximise its value without removing all traces of your family.

If you've lived in your house for over 10 years or so, you might still think that in order to sell your property, you have to depersonalise. Whilst this advice is rather outdated now, you should prepare your home for sale before launching it to the market.

Should you remove all of your family photos? Should you redecorate the whole house in white, removing all interior design features, colour schemes and wallpapers? Do you need to minimalise your belongings and neutralise the decor? It all sounds like rather a lot just to get your house on the market, doesn't it? So what is actually involved in preparing?

The truth is that you and your family live in the property. Day-to-day life brings with it stuff. Children's toys, paperwork, and the detritus of everyday life are unavoidable in a family home. This is not to say that you should just put the property on the market without further thinking about how it is presented.

Remember, no one expects a show home; everyone who comes to view it will understand that it is a family home. The likelihood is that their own home looks very similar. So, removing all of your family photographs or personal items is unnecessary. Still, many things can be done to help your sale, such as...

 

A tidy space, a tidy mind: A cluttered property can give the impression of a smaller space, which might deter potential buyers. While you might have outgrown your home, it doesn't mean it will be too small for someone else. By decluttering and tidying up, you can create a more spacious and inviting environment, which can attract potential buyers.

Tone things down: If you have an interior design that might be polarising to buyers, such as bold and bright colours or unique and unconventional furniture, then it may be a good idea to tone things down a little. While interesting decor can set your home apart from the competition, if it is too wacky, you could just as easily put buyers off.

Keep it clean: It makes sense to make sure that your home is clean before viewing appointments. You want to put your best foot forward and present your home as well as you can, ready for inspection, which is ultimately what a viewing appointment is. The last thing you want is for viewers to judge your home and decide it needs work, so a spring clean can help before you put it on the market.

 

Remember, presenting your home for sale is a crucial step. If your home is not appealing to buyers, you might struggle to get interest, resulting in a slow sale and possibly lower offers. But by presenting your home well, you can increase your chances of a successful transaction.
