Follow This Simple 6 Step Process To Getting The Most From Your BTL Purchase

Create a home which gives maximum rental return & is easy to update at tenant turnover. By following the guidelines, you will be able to initiate immediate action without thought. The whole process is mapped out for you meaning that you can give less consideration to basic matters and minimise void periods along with the associated loss of income.
Whilst fashions come & go there are many things which remain constant in property. This has enabled us to create a LANDLORD BLUEPRINT. By following our simple 6 step process, you will have a property which looks contemporary, appeals to the masses and is easy to redecorate or make good when its time for a tenant turnover.

Paint colour
Choose a neutral base for the whole property. We recommend “polished pebble” which is a Dulux colour. We also recommend using the endurance range so that it can be wiped down by tenants.

Floor coverings
Where possible, laminate is a good choice for the ground floor to absorb wear. Always add a carpet to stairs, landing & bedrooms. This gives a homely feel & reduces noise transference for neighbours.

Kitchens
Stick to white or neutral kitchen units. Tile splash back areas in a contrast colour to add interest. Use wearable and easy to clean, hard to damage worktops & never be tempted by cheap taps. What you save now will cost you in call outs for repairs or washers.

Bathrooms
Stick to a white suite and large white “bubble” tiles for the walls. Tiles throw the light which increase the feeling of “size” in what is always a small room. Put an electric shower over the bath. This means if the gas central heating fails, the tenants still has means of showering.

Window dressings
Stay away from curtains, poles & rails. These are easily damaged and quickly make a property look unkempt if damaged. Use wide slat, white faux wood Venetian blinds. BLINDS 2 GO are very affordable and will be made to the exact measurements ready for you to pop them up.

Outside spaces
If you are letting a family home with a garden, you ideally need to provide a storage area for garden tools such as a lawnmower. It is an also an ideal space for tenants to keep bikes & scooters and avoids temptation for them to bring them into the property.
