Jumpstart Your Property Investment Journey Without Paying Out For A Course

You may have seen property gurus filling up your social media feeds with tales of how they bought a number of properties without using any of their own savings, and now they have retired at the age of 32 with a portfolio worth £10m. And of course, for the princely sum of £997, you can learn how to do this too.

This begs the question, if their portfolio is so successful, why are they charging to teach a course? Surely, with this incredible wealth, they could tell you how to do it without charging a penny?

It may come across as a snake oil salesman trying to scam you out of your money to learn how to do something that is virtually impossible. But, take away the £997 course and the hyperbole; it is, in fact, possible to make a comfortable life for you and your family through property investments.

Investing in a property can generate monthly income by renting that property out whilst also benefitting from the increase in value of the asset over time. Using property investment, you could supplement your pension by earning a monthly salary when you retire. If you buy a portfolio of properties, you could feasibly replace your salary and retire from work, living off the monthly rental income.

Sounds good, right? So, how do you get started?

Set a budget: This will be largely dictated by your available funds. Whether you are opting to buy a property outright or using savings for a deposit and utilising mortgage funding as leverage, you will need to know how much you have to spend. Everyone's circumstances are different, so speak to a financial advisor about the best way to raise or release funds to know how much you have to invest.

Find a suitable property: It's not as simple as finding a property within your budget and buying it. You must make sure that the potential rental income will more than cover the expenses for ownership, generating a profit, not a loss. You must also establish if there is a likely demand from potential tenants for the property - if no one wants to rent it, then there is little point in buying it. Get in touch with our team to register your interest in properties that are suitable for rental, and we will keep you in the loop when new properties come onto the market.

Consider management of the tenancies: There is much to consider when becoming a landlord, and most investors will likely a) not have experience managing rented properties and b) have a full-time occupation, meaning they're short on time. Property management is crucial for landlords who want to ensure the tenancy is legally compliant, the rent is paid and the property is well looked after. Of course, there is no legal requirement to employ a property manager, but there is so much involved in renting property that you really should factor in paying the professionals to keep things in line. The majority of nightmare tales from landlords will undoubtedly be self-managing.

Consider your goal: Are you looking to retire early, build a nest egg to fall back on, or create wealth for your family and your future? Perhaps a few extra pounds each month would enable you to slow down a little, reduce your working hours and give you more free time with the family. If you are hoping to build a full-time income from property investment, you will likely need more than one property, so having an idea of your long-term goals from the outset will ensure that you set up your investments in the best way for you is essential.

Consider your exit strategy: What do you plan to do with your investments? Sell everything and live off the equity? Or will you leave the properties to your family in your will? You don't need to have it all figured out at the beginning, but your plans for the future might alter how you should purchase the properties or at least how you should hold them, either in your personal name or setting up a company to acquire the property through. Everyone will have different circumstances, so it is best to seek professional advice regarding your situation.

Property investment can be a very lucrative way of investing your savings in a long-term asset. And, when you place that property in the care and management of a professional lettings team, you should be able to sit back and relax as your investment works for you.
