Landlords: Rental Changes to Prepare for Next

Landlords: Rental Changes to Prepare for Next
The private rental sector has already seen major changes in 2026, with more reforms approaching. Here’s what landlords in England should have on their radar this autumn.

What landlords should be preparing for this autumn

For landlords in England, 2026 has already brought some of the most significant changes to the private rental sector in years. With major elements of the Renters’ Rights reforms now in force and further implementation approaching, October is a sensible point to review how your property is being managed and make sure you are prepared for what comes next.

One of the biggest changes arrived on 1 May 2026, when Section 21 ‘no-fault’ evictions were abolished and most existing private tenancies moved onto the new assured periodic tenancy system. This changed the way landlords regain possession, with the appropriate legal grounds and processes now needing to be followed rather than relying on Section 21.

The reforms go much further than possession, however. Changes also affect areas including rent increases, rental bidding, requests to keep pets and the information landlords need to provide. For anyone who has continued managing a tenancy in broadly the same way for several years, this makes reviewing existing procedures particularly important.

It isn’t simply about understanding the headline changes. Everyday administration, from how tenancy documents are issued to how communications and maintenance requests are recorded, is becoming increasingly important as regulation of the sector develops.

The next phase is already approaching

Landlords also need to be aware that the reforms are continuing. In September, the government announced that its new Register your rental property service is due to start rolling out region by region from December 2026. The new national registration system is intended to provide clearer information about landlords and rental properties, while also making it easier for local authorities to identify cases where required standards are not being met.

Because the rollout will be phased geographically, landlords should keep an eye on official information about when registration will apply to their properties rather than assuming there will be one nationwide start date.

This is particularly relevant for landlords with properties in different parts of the country, who may need to deal with different implementation dates across their portfolio.

Autumn is a good time for a compliance review

With further regulation approaching, one of the most useful things landlords can do this autumn is carry out a straightforward review of each rental property.

Are safety certificates and required documents current and easy to locate? Are maintenance issues being dealt with and properly recorded? Are tenancy processes aligned with the rules introduced this year? If possession became necessary, would you understand the correct procedure to follow?

Keeping clear records can make property management considerably easier, particularly where repairs, tenant communications or legal requirements later need to be demonstrated.

The condition of the property itself is equally important. Small maintenance problems can become expensive if left unresolved through winter, so autumn provides a natural opportunity to check heating, insulation, gutters, damp risks and other seasonal maintenance issues.

Don't lose sight of the investment itself

Compliance is only one side of being a landlord. The economics of your rental property still need regular attention. Mortgage costs, insurance, maintenance, management expenses and periods without a tenant can all affect the true return from a property. Looking only at the headline monthly rent can therefore give an incomplete picture of performance.

Landlords should also consider whether the property continues to meet the expectations of today's tenants. A well-maintained home with sensible management and clear communication can encourage longer tenancies and reduce avoidable periods of vacancy.

As regulation increases, good management becomes more valuable rather than less.

The key message for landlords this October is therefore preparation. The sector has already changed significantly in 2026, and further requirements are approaching. Understanding the rules now is much easier than trying to correct problems later.
