When it comes to selling your home then you need to put in a lot of work to show it off in its best light. You want people to be able to see the true beauty inside your walls and be able to see themselves living there with ease. This means that you need to make sure that it is presented in the best light, and this handy guide will help you with the process.
 
Start with a List
You want to start with a critical analysis of your rooms. You want to go through each room, open all the curtains and make an evaluation of the light in each room. You will also want to make sure you know what differences outside conditions make. Whether it is overcast or dark outside, this can have an impact on what you need to do to your room to show it off, you need to be prepared for every eventuality.
 
Colour Temperature
When it comes to lights, not all white light is equal. There are many different colour temperatures that you can get for white light. A lower colour temperature (around 1800K) gives a warmer more orangey light, whereas a higher colour temperature (around 4100K) gives you more of a daylight temperature. You will want to make sure you have the right colour temperature for each room as you show people around. The only caveat to this is, most viewers will want to see everything clearly, and therefore, white light temperature is better for this. If it is a cold winter day, then a cosy light in bedrooms and dens might be better, but otherwise, aim higher.
 
Accent Lighting
If you have particular architectural features in your home, then the use of accent lighting can show these off. You will want to make sure that you have spotlighting over particular areas or objects that show off your home to its best effect. Also, make sure that you have multiple light sources in each room. This helps to cut down shadows and shows that you have nothing to hide in your home. Floor lamps, desk lamps and other feature lamps can all help to enhance the effect in your home.
 
Modernise
It is not just about the lights but also about the fixtures and fittings. If your home has ageing light sockets and old incandescent bulbs then this can create a bad impression. It won't be a deal-breaker, but having modern LED bulbs and up to date fixtures and fittings can all add to the impression that your home creates in the buyer. Finally, don't forget the outside. A well-lit exterior invites buyers into your home and discourages burglars. Pathway lighting helps to create safety and a well-lit home creates the impression that you are in a safe neighbourhood.
