Refer them back to your agent! You have employed an agent to negotiate the BEST PRICE for you. There are many factors be checked before an offer can be considered as PROCEEDABLE.
As a seller you only have what the viewer tells you to base your reaction on. There are many more factors than the amount to consider.

If you are concerned that this may happen, create a stock answer. This will make your reply friendly yet confident. I would suggest something along these lines:
'I would love to just say YES! However, I have employed an agent to deal with offers. I will let them know what you have
offered & ask them to contact you to discuss'
