Selling your home for the first time? What to ask your estate agent before you start

Selling for the first time can feel overwhelming. Everyone has advice, most of it conflicting. Here are the key questions to ask every estate agent, plus the step-by-step process you’ll go through to launch your home the right way.

You can already feel it. The nerves, the excitement, the sense that you’re about to take your first big step into selling your home and then the noise begins. Advice from family, tips from colleagues, stories from neighbours about how “quick” or “painful” their move was.

10 questions to ask every estate agent

If you’re about to invite agents out, these are the questions that matter:

1. If their suggested price feels high, can they show you recent sales within the last three to six months at that level? Was it the asking price or the final price achieved and how long did it take?

2. If they quickly reduce their fee to get you to list, how well will they negotiate for you when the real test comes?

3. Can they show you examples of how they market homes like yours?

4. Do they have a pre-launch strategy that reaches their database before the portals?

5. Can they show you a list of active buyers in their database who may be interested in your property?

6. Do they use professional video and photography, and what does that content look like in practice?

7. What percentage of their listings actually reach completion, not just Sold STC?

8. On average, what’s the difference between the prices they market properties at and the final prices achieved?

9. How many of their listings typically need a reduction before they sell?

10. How long is their sole agency agreement, and why? If it’s lengthy, what does that say about their confidence in selling your home quickly?

These aren’t trick questions and more about clarity. The answers reveal whether you’re dealing with someone who has a plan or someone relying on hope.

The step-by-step process of selling for the first time

Step one: Valuation

Book a valuation 3-6 months before you want to move. This isn’t just about price; it’s about setting expectations, timelines and preparing your next move.

Step two: Strategy

Agree the marketing approach. Discuss whether your home needs light improvements or staging, and make sure you’re aligned on how the property will be positioned.

Step three: Preparation

This is where the marketing toolkit is built: professional photos, video, floor plans, EPC and a description that tells the right story about your home.

Step four: Pre-launch

Before the portals, the property is introduced to the database of active buyers. This creates early momentum, generates viewings and identifies serious buyers before the listing goes public.

Step five: Full launch

Your property goes live across the portals and wider marketing channels, supported by ongoing communication with buyers and proactive follow-up.

From first valuation to full launch, this process can take two to four weeks depending on your home and how detailed the preparation needs to be. The difference between drifting and moving lies in how well these steps are managed.
