Staging tips for property details in readiness for your property photo shoot.

Whether you do one, some, or all these things is entirely up to you. What we do know is that a clean, well-presented property (regardless of condition) is more appealing to potential viewers. More viewers increases the chances of multiple offers which increases the chances of maximum returns.
We are getting ready to market your home and a few tweaks and little bit of time spent preparing can make the world of difference to the finished result.

Remember
When viewers visit, how a property smells can be as important as how it looks. Some air fresheners, or a spray to freshen the spaces will help enormously.

In general
1. Remove as much clutter as possible from each room.
2.     Make sure windows are clean, inside and out.
3.     When you vacuum move the furniture where possible. Sometimes we move large items an inch or two and if it has been vacuumed it will show.
4.     Make sure all surfaces are wiped down.

Lounge /dining room
1.     If you have cushions, add them. This will draw the eye to different parts of the room.
2.     If you have flowers or plants, add them as they can be used to balance a plain room.

Bedroom
1.     Make the bed. If possible, use clean neutral bedding.
2.     Add throws or cushions where possible. This will draw the eye.
3.     Ensure wardrobe doors close properly.
4.     Put away as much stuff as you can.
5.     Remove coats, dressing gowns, etc. from the backs of doors.
6.     If you have boxes under the bed, make sure that they can’t be seen.

Kitchen
1.     Ensure the worktops are clean and as clear as possible.
2.     Take down fridge magnets & drawings.
3.     Ensure the sink is clean.

Bathroom
1.     Toilet seat down and lid closed.
2.     Remove all bathmats and towels.
3.     If you have a shower curtain or screen, make sure it’s clean.
4.     Cleaning products come in colourful bottles, so make sure that they are hidden away.

Garden
1.     Lawn mown and as plant debris such as leaves removed.
2.     Tidy garden furniture.
3.     Put away any kids toys which are large or colourful.


Front
1.     This sets the scene for your property. Front door should be clean & tidy, the doorway swept and doorbell working.
2.     If you can add some colour such as a tree or plant, this will add a finishing touch.
