The Hidden Costs of Moving Home – Plan Ahead

Moving home isn’t just about the sale price. From legal fees to removals, there are plenty of extra costs to budget for. This guide covers the most commonly overlooked expenses so you can plan with confidence and avoid last-minute surprises. All costs in this guide are just an average and will vary depending on the complexity of the transaction and even where you live in the country so remember to ask for detailed costings.

When budgeting for a house move, many people focus solely on the sale or purchase price. But in reality, the cost of moving involves a whole range of additional fees, services, and potential pitfalls. These can quickly add up if you're not prepared. By understanding what to expect, you can budget realistically and avoid unnecessary stress during what is already a busy and often emotional time.

1. Estate Agent Fees

If you're selling a property, estate agent fees are one of the largest costs you’ll face. These are usually a percentage of the final sale price—typically between 0.75% and 2% + VAT—though some agents may offer fixed fees. It’s worth clarifying exactly what’s included in the fee, such as photography, marketing, and accompanied viewings.

2. Solicitor or Conveyancer Fees

Legal fees are essential for both buyers and sellers. Conveyancing costs vary depending on the complexity of the transaction but usually range between £800 and £2,500. Make sure your solicitor provides a full breakdown, including disbursements like Land Registry fees and search costs.

3. Stamp Duty Land Tax

If you're buying in England or Northern Ireland, Stamp Duty is a major cost to factor in. The amount you pay depends on the purchase price and whether you're a first-time buyer, moving home, or buying a second property. Use the official HMRC calculator to work out how much you’ll need to pay.

4. Removal Costs

Hiring a professional removals firm can cost anywhere from £400 to over £5000 depending on distance, volume of belongings, and whether you need packing assistance. Some people opt for DIY moves to save money, but be sure to weigh this against the time, effort, and potential for mishaps.

5. Mortgage Fees

If you’re taking out a new mortgage, you may face arrangement fees, booking fees, and valuation charges. These can range from £100 to £2,000 or more. Sometimes fees can be added to your mortgage, but that means paying interest on them too.

6. Cleaning and Repairs

To leave your home in good condition for the new owners—or to ensure your new place is ready to move into—you may need to invest in professional cleaning, touch-up painting, or minor repairs. While not always essential, these can make a big difference to the moving experience.

7. Redirecting Post and Updating Utilities

Royal Mail’s redirection service costs around £36 for three months and ensures you don’t miss important mail. You’ll also need to notify utility providers, update council tax, and possibly settle final bills, which can sometimes come with surprise charges if not managed properly.

8. Furnishing and Decorating Your New Home

Even if you plan to reuse most of your furniture, there are often unforeseen expenses like curtains that don’t fit, additional lighting, or storage solutions. Set aside a contingency fund for these extras.

Moving home is a big financial commitment, but with good planning and clear expectations, you can navigate it without the fear of hidden costs catching you out. The more informed your decisions, the smoother the journey to your next chapter will be.
