Want to move by Christmas? The clock is already ticking

If you’re hoping to be in your new home by Christmas, time is running out. With UK sale timelines now topping 200 days from listing to completion, September may be your last chance to start the process. Here’s what you need to know before it’s too late…

 

You can already picture it. The smell of roast potatoes, the sound of laughter echoing off the walls of a home that feels like yours, not just another house, but the place you get to make memories this Christmas. New decorations, new chapter, new start but while you may be dreaming about where the Christmas tree will stand, the cold truth is this, if you haven’t launched your move yet, you’re rapidly running out of time.

Recent UK data shows the full journey from going on the market to completion is taking longer than ever. According to well-recognised industry analysts, the current average time from listing to keys is now 205 days. That breaks down into roughly 80 days to reach ‘Sold Subject to Contract’, that golden moment when you agree a price with a buyer and then a further 125-130 days for the legal and financial process to grind on before completion finally happens. London and the South East are even longer; Scotland, the North East and parts of the Midlands move slightly faster but no region is currently seeing sales consistently wrap up below the six-month mark.

So if you’re looking to be sat around that dining table in a new home by the middle of December, when most conveyancers down tools and the winding-up for the Christmas break begins, you need to be working backwards from around 13th-15th December. Subtract the average 125 days for the legal process, and you’re already back to roughly the end of August to early September for your sale to be marked as Sold STC, meaning you need your buyer secured within the next few weeks. Factor in the time to actually go live with your listing , staging, photos, descriptions, EPCs and launching to marke, and you can see how tight the window becomes.

Of course, these are only averages. Quicker sales do happen, particularly for unique, beautifully-presented homes in high-demand areas, or properties priced to create a competitive stir. Likewise, some sales take far longer if there’s a chain involved, financing hiccups, survey issues or slow solicitors, but that is exactly why being proactive now gives you the best chance of controlling your timeline, rather than being at the mercy of it.

Leaving it until October or November to “just see how things go” could mean you end up stuck in limbo, with chains pausing over Christmas and momentum lost until the New Year market wakes up again, meaning your dream Christmas move becomes an Easter one instead.

So the real question is… how serious are you about sitting in that new living room this December? Because if the answer is “very”, then your next priority should be booking a professional valuation today. That way you can understand the exact timescales needed in your local area, for your type of property, and make informed decisions accordingly. Every house is different and so is every journey but taking action in September gives you the best possible oxygen of time.
